Save and Lotlyze Score

Pro includes up to 100 saved supported NYC and Chicago residential 2–6 unit buildings. Saves are retained but locked after downgrading, and removed on account deletion. Lotlyze Score is a proprietary algorithm developed by Lotlyze. Its 1–100 score summarizes unit/permit evidence, comparable-sale value when asking price is supplied, income and rent trends, reported property crime, and transit proximity. Optional user-entered days on market and price cuts can increase the score. Missing price uses a neutral value, not evidence of a bargain; other missing factors and risk caps affect the result. Data coverage and limitations accompany scores. NYC and Chicago scores use city-relative evidence; a mixed-city ranking does not imply comparable projected returns. NYC unit evidence without occupancy corroboration is capped and does not certify legal units.

Lotlyze Score is a research tool, not investment advice. Scores and source data may be incomplete, outdated, or change with methodology and inputs. User-entered listing data is not verified MLS data. Scores are not appraisals, investment recommendations, return predictions, legal-unit certifications, or neighborhood safety ratings. Income and crime measures describe aggregate historical records, not individual residents. Verify all material information independently.

By using Lotlyze, you agree to these Terms of Use. If you do not agree, please do not use the site. These terms apply to all visitors, registered users, and API consumers.

About the Service

Lotlyze provides a free lookup tool for New York City public property records, including ACRIS deed and mortgage records and New York City Department of Buildings permits, violations, complaints, and filings. It also provides Chicago residential 2–6 unit-count evidence, permits, violations, building facts, and sales. Sources include NYC Open Data, the Chicago Data Portal, and Cook County Open Data (Socrata). Data is provided as-is. Chicago unit counts are public evidence, not certified legal counts. An issued permit does not prove completed work or legal occupancy. City records match street addresses and may omit records at other addresses on a parcel. Results are limited to up to 200 permits, 200 violations, and 20 sales per Chicago lookup.

No Warranty; Accuracy of Data

The information displayed on Lotlyze is sourced from third-party government databases that we do not control. We make no representations as to the accuracy, completeness, or timeliness of any data. Lotlyze is provided "as is" without warranty of any kind, express or implied.

Do not rely on Lotlyze as a substitute for professional legal, financial, or real estate advice. Always verify critical information against primary sources (ACRIS, NYC DOB BIS, NYC Department of Finance, Chicago Department of Buildings, and Cook County Assessor). For a certified Chicago legal unit count, request a Residential Unit Verification from the City's Department of Planning and Development.

Permitted Use

You may use Lotlyze for lawful purposes including:

Personal research on NYC properties
Professional due diligence by licensed real estate professionals, attorneys, and architects
Journalistic and academic research
Building applications and tools using our public API, within rate limits

Prohibited Use

You may not:

Scrape or bulk-download data in a manner that disrupts the service
Circumvent rate limits or authentication controls
Resell raw data obtained from Lotlyze without authorization
Use the site or API to harass, stalk, or harm any individual
Attempt to gain unauthorized access to any part of our systems
Use automated tools against the site outside the documented API

Pro subscribers get bulk access via the configured Pro API key. Contact us if your use case requires a custom plan beyond the standard Pro tier.

API Terms

Free accounts do not include API access. Pro accounts receive API access under the terms described on the API page. We reserve the right to revoke API access for violations of these terms or abusive usage patterns.

API responses include public government data. Attribution to "Lotlyze" and "NYC Open Data" is appreciated but not required for non-commercial use.

Subscriptions & Billing

Paid subscriptions are billed monthly via Stripe. You may cancel at any time through your account page. Cancellation takes effect at the end of the current billing period; no partial refunds are issued. We reserve the right to change pricing with 30 days' notice.

Intellectual Property

The Lotlyze codebase, design, and original content are the property of East Branch Capital LLC. The underlying property data comes from public government sources, including New York City, the City of Chicago, and Cook County, subject to each source's applicable terms.

Limitation of Liability

To the maximum extent permitted by law, East Branch Capital LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from use of, or inability to use, this service — including but not limited to damages resulting from inaccurate property data or service interruptions.

Governing Law

These terms are governed by the laws of the State of New York. Any disputes shall be resolved in the courts of New York County, New York.

Changes to These Terms

We may update these terms at any time. The "Last updated" date above reflects the most recent revision. Continued use of the site constitutes acceptance of the current terms.
