Acceptance

By using lotlyze, you agree to these Terms of Use. If you do not agree, please do not use the site. These terms apply to all visitors, registered users, and API consumers.

About the Service

lotlyze provides a free lookup tool for New York City public property records, including ACRIS deed and mortgage records and New York City Department of Buildings permits, violations, complaints, and filings. All data is sourced directly from NYC Open Data (Socrata) and is provided as-is.

No Warranty; Accuracy of Data

The information displayed on lotlyze is sourced from third-party government databases that we do not control. We make no representations as to the accuracy, completeness, or timeliness of any data. lotlyze is provided "as is" without warranty of any kind, express or implied.

Do not rely on lotlyze as a substitute for professional legal, financial, or real estate advice. Always verify critical information against primary sources (ACRIS, NYC DOB BIS, NYC Department of Finance).

Permitted Use

You may use lotlyze for lawful purposes including:

Personal research on NYC properties
Professional due diligence by licensed real estate professionals, attorneys, and architects
Journalistic and academic research
Building applications and tools using our public API, within rate limits

Prohibited Use

You may not:

Scrape or bulk-download data in a manner that disrupts the service
Circumvent rate limits or authentication controls
Resell raw data obtained from lotlyze without authorization
Use the site or API to harass, stalk, or harm any individual
Attempt to gain unauthorized access to any part of our systems
Use automated tools against the site outside the documented API

Bulk access is available via the Developer tier API. Contact us if your use case requires volume beyond what the tiers provide.

API Terms

The free API tier allows 5 requests per day per IP address. Paid tiers are subject to the limits described on the API page. We reserve the right to revoke API access for violations of these terms or abusive usage patterns.

API responses include public government data. Attribution to "lotlyze" and "NYC Open Data" is appreciated but not required for non-commercial use.

Subscriptions & Billing

Paid subscriptions are billed monthly via Stripe. You may cancel at any time through your account page. Cancellation takes effect at the end of the current billing period; no partial refunds are issued. We reserve the right to change pricing with 30 days' notice.

Intellectual Property

The lotlyze codebase, design, and original content are the property of East Branch Capital LLC. The underlying property data is public government data owned by the City of New York and is freely available from NYC Open Data.

Limitation of Liability

To the maximum extent permitted by law, East Branch Capital LLC shall not be liable for any indirect, incidental, special, or consequential damages arising from use of, or inability to use, this service — including but not limited to damages resulting from inaccurate property data or service interruptions.

Governing Law

These terms are governed by the laws of the State of New York. Any disputes shall be resolved in the courts of New York County, New York.

Changes to These Terms

We may update these terms at any time. The "Last updated" date above reflects the most recent revision. Continued use of the site constitutes acceptance of the current terms.
