Overview

Lotlyze is operated by East Branch Capital LLC. This page describes how we collect, use, and handle information when you use our website. We are committed to your privacy and do not sell your personal information.

Information We Collect

Usage data

We collect standard server logs including IP address, browser type, referring URL, and pages visited. This data is used to monitor site performance and diagnose errors. It is not linked to any individual identity.

Account data (registered users)

If you create an account, we collect your email address. Authentication credentials are handled by Clerk. We store your subscription tier and, for Pro subscribers, an API key. We do not store payment card details — those are handled entirely by Stripe.

Search queries

Property identifiers may be counted to improve the sitemap and understand which public pages are useful. Pro API request counts may be retained temporarily for abuse prevention. We do not associate website searches with user identities.

Optional figures in the Chicago report's underwriting form are encoded in the report URL so it can be shared. They are not saved to your account or the shared public-record snapshot, but may appear in browser history and access logs. Do not enter private tenant information. NYC return-calculator assumptions stay in the current page and are not submitted or added to its URL.

Pro Saved Properties stores up to 100 NYC and Chicago properties combined with your account, optional listing figures (including asking price, days on market, price cuts, and listing unit count), and calculated score snapshots. Inputs in Save and Lotlyze Score forms are sent privately, not placed in report URLs or shared public-record caches. Saved data is retained but locked if you downgrade, restored when you return to Pro, and deleted when your account is deleted. Do not enter tenant information or copied MLS descriptions.

Cookies

We use session cookies necessary for account authentication.

Third-Party Services

• Clerk — handles authentication. Subject to Clerk's Privacy Policy.
• Stripe — handles payments. Subject to Stripe's Privacy Policy.
• NYC Open Data, Chicago Data Portal, and Cook County Open Data / Socrata— property data sources. Property addresses and identifiers are sent to these services to retrieve records. Browser-side requests also expose standard network information, such as your IP address. We do not send account or payment details to these data sources.
• OpenFreeMap — provides basemap tiles, fonts, and styles when a property map is scrolled into view or loaded manually. The browser sends the map area and standard network information, including your IP address. Nearby zoning polygons are requested directly from the Chicago Data Portal or NYC DCP's ArcGIS zoning service at the same time. MTA station data is served from a checked public snapshot. We do not send account, payment, listing, or rent information to these map services.
• Cloudflare — hosting provider. May log network-level traffic.

Data Retention

Server logs are retained for up to 30 days. Cached API responses (stored in Upstash Redis) expire automatically within 24 hours. Public property report snapshots may be retained for up to 7 days, with background refresh attempted after 1 hour for NYC reports or 24 hours for Chicago reports. Saved reports show their last-check time and may be out of date. Account data is retained for as long as your account is active. You may request deletion of your account at any time by emailing us.

Children's Privacy

This site is not directed at children under 13. We do not knowingly collect personal information from anyone under 13.

Changes to This Policy

We may update this policy periodically. The "Last updated" date at the top of this page will reflect any changes. Continued use of the site after changes constitutes acceptance.
